The Bubbly Is Back On The Table For Property In Poole, Dorset, BH13

Can the property market be compared to the quality of a champagne label? If the answer is yes, then probably most of us would agree that the word Krug would attach to 2007 both in terms of timing and annual increases. Berkeleys might even be tempted into a tasting again soon. But I would counsel not let it go to your head – yet. A huge variety of champagne house names intervene before we reach the more humble offerings from the cellar. Each of them has a significant, individual bouquet. Keep your nose for the right deal.

The local residential property market in Poole, Dorset BH13 is selectively appetising. There are more “tasters” out there than there were last year. The market south of £1.5 million, down to £200,000 – what one might call the Moet to Prosecco market – is considerably more active. In the year to date (January to July – compared to the same period last year) there have been 334 sales (against 266) – see chart below. On the other hand, the “Bollinger” to “Krug” market (sales north of £2.0m), the balance has shifted in both directions for each segment.

Some explanation may be appropriate. Rightly or wrongly, we think top end buyers are increasingly apprehensive – but for good reason. They have nervousness about political issues – change of government, Scottish Independence (though, of course, by the time you read this, this issue will have been decided); fiscal issues – capital taxation, Stamp Duty, Council Tax – even military issues : war in the Middle East. It is all depressing the “quaffability” of this segment to a greater or lesser extent. So, while HMG continues to pump credit into the lower end, so sustaining the more frothy market there, those other segments which are still “mortgage-sensitive” will continue to benefit but less so as you rise up the scale. Against this, we are expecting more London owners cashing in on their gains to emerge.

There are some clouds on the horizon. We are currently nervous about the number of new flats being planned for the BH13 area. There are over 100 three-bedroom apartments in the construction and planning pipeline and a further 60+ two-bedroom. Of course, the best quality and those with sea views will always sell. However, while not all these schemes will secure financing, nor necessarily will all those which are built be brought to the market for sale, let alone all at the same time, the extent of the possible increase in supply does warrant the opportunity for some sober reflection (to continue the alcoholic theme !). That said, we remain confident of value retention for existing flat owners in the Canford Cliffs area. Happy to elaborate for those interested to call Berkeleys. Dorset Tudor-bethan heritage home celebrated

Historic Tudor-bethan heritage homes are making headlines again. When John Lennon’s former Surrey country house was recently listed for sale, the spotlight fell on an architectural style which takes its influences from the Arts and Crafts movement of the early 1900s.

It’s encouraging to see that there is movement in the property market here in the UK. Good news at last.  We thought you might be interested to know what the current activity is in one Dorset’s most prestigious residential areas: Branksome Park. We have researched local property market activity for you and here are our findings…

Bury Road House

Branksome Park is one of Poole’s most affluent areas, offering a variety of house prices from small 1960s flats costing just under £200,000 to mansions costing well over £3 million. Since the turn of the 20th century, those who wanted larger areas of land, were seen to make the move from other areas of Bournemouth into Branksome Park. With some excellent schools nearby, privacy but not isolation, blue flag sandy beaches within walking distance and Westbourne village close by; the area remains ever popular with local residents and home buyers moving from outside of this area.

The above figures for Branksome Park show that the area has achieved a top price of £486 per sq. ft. across all sales. In the market sector for homes over £200,000, sales of just over £17million have been recorded this year, and for flats, sales of £14million have been recorded to date.

Of considerable interest is that 81 homes for sale have been recorded year to date in the >£700,000 sector. With Branksome Park Conservation area and its magnificent tree-lined roads still very popular, the area offers both space and tranquillity.There are currently 22 homes for sale in the strategic price band of £1 million to £2 million. The number for homes for sale remains high and offers a wide choice for buyers.

Although fewer potential buyers are viewing homes for sale currently, the market is far from “quiet” at this point of the year.  It’s always a great time for people to be researching what they might want to do in the new year; whether they are changing job and moving to the area, where and in which street they might want to live, and moving into the catchment areas for the best schools, as applications get underway for the following academic year. We also know that there are a number of buyers in the area who are searching for second homes or holiday homes.

The team here at Berkeleys feels there is a greater enthusiasm from our potential buyers, and we have a higher volume of walk-in enquiries to our office in Canford Cliffs, researching what homes may be coming to the market soon.

Of course, there are still negative notes, not least (i) the possibility of a mansion tax at some point after the next UK election, curtailing run-away demand in the top end of the market and (ii) the overhang of the large number of properties which are still for sale in all segments of the local market, some of which are over-inflated in their pricing.
